Reporting Airbnb Income as a business

Hi, we have a business renovating residential properties to sell. We are running the business under a partnership. Our first project stayed on the market too long after completion, so we took off the market intending to 'refresh' the listing in 3 months. We listed through Airbnb (under my name only) during this time so that we could recoup some of the holding costs, but also retain full control over the property to show potential buyers through etc... Anyway, we earned Airbnb income for approx 3 months until we fortunately sold the property. Settlement of the sale was in the following financial year, therefore this will be the only income to report for the partnership for 2019.

My question is, even though we are in the business of property investment (we are using industry code 30110 House renovations), the intention of this business is to sell the properties, not rent them out. Therefore, is the airbnb income considered as 'Other business income' or 'Rent' on our partnership tax return?

Any advice would be greatly appreciated (currently completing our 2019 partnership tax return... so running a little late on lodgement!)

GST Uber eats

Hi,

I am a fast food retailer using the uber eats platform. At first i couldnt get my head around the whole gst marketplace adjustments that ubereats paid me but i reckon i am full bottle on it now.

I have noticed some of the couriers are charging gst but when you do an abn lookup it says there abn is not registered for GST. I initially sent this information to uber eats to investigate but they did not do anything citing privacy reasons.

Am i still able to claim the GST credits?

GST and GST credits on Uber income

Hi

I've recently started as an Uber driver in Regional NSW and will attempt to lodge my own BAS. My questions are regarding GST and GST credits.

The statement that I have downloaded from the Uber Driver website provides a breakdown of the calculated income I receive in my bank account.

I will use the below fare calculation as an example for the purposes of my questions

Gross Fare - $12.82

Wait Time - $0.12

Uber Fee inc GST - ($3.56)

Tip - $1.00

Booking Fee Charged To Rider - $0.55

Booking Fee Charged By Uber - ($0.55)

NSW CTP Charge - $0.38

NSW Government Transport Levy - $1.10

Rider Fees Deduction - ($1.48)

Total income paid to my bank account - $10.38

My understanding is the GST I must pay is 1/11 of the total of: Gross Fare + Wait Time + Tip + Booking Fee + NSW CTP Charge + NSW Govt Transport Levy. In the example above, the due GST would be: ($12.82 + $0.12 + $1.00 + $0.55 + $0.38 + $1.10) = $15.97 / 11 = $1.45.

Is this correct?

With regards to claiming a GST credit, am I correct in assuming that the GST portion of the Uber Fee, Booking Fee and NSW govt charges (Rider Fees Deduction) can be claimed as a GST credit, i.e. in the example above, it would be: $3.56 + $0.55 + $1.48 = $5.59 / 11 = $0.51 ?

In addition to the above, would the income I report in my BAS on the above transaction be the sum of the Gross Fare + Wait Time + Tip + Booking Fee + NSW CTP Charge + NSW Govt Transport Levy? And similarly, would I claim the Uber Fee, Booking Fee and NSW govt charges (Rider Fees Deduction) as an expense?

Thanks in advance

AG23

Hi ATO,

Now there is a new ridershare company called Didi and they are now offering referral bonus to drivers.

I understood that the referral bonus from Uber is GST free.

So how about Didi? The bonus is not a consumption paid by riders. Certainly we will include this in annual tax return but not sure if we need to report it in BAS too.

Thanks

Having trouble with Didi (rideshare) GST calculation

Hi ATO Support,

Now there is another rideshare company called Didi on the market and I have been partnering with them for a few months. However, I am now having trouble with Didi income's GST calculation in order to prepare for next BAS statement and I believe this could become a common issue for all the drivers work with them.

Unlike Uber, Didi does not provide a tax or payment statement. I logged a case with Didi Support but only got below reply:

"We are sorry that we don't have the option to send you the tax summary. Regarding your query, since Didi drivers are not employee of Didi, they are entirely responsible for their own tax obigations. Drivers need to pay GST on the full fare."

The tricky thing is that Didi asks driver to pay GST on the full fare but they don't provide a clear breakdown like Uber does. All I got from Didi are two invoices once a month but any amount on these invoices could not reconcile with the bank payment.

For example:

The first invoice indicated the following:

1) Didi services fees $176

2) Booking fees $47

3) Government levy $52

Total $275

The second invoice only have one item called "Agreement to transport passenger at a discounted fare for the period (mm/yyyy)"

and the total invoice amount is $310

In the email body it wrote: Total Fares: $585 (= $310+$275)

As said, none of above amounts could reconcile with the bank payment amount and I am not sure if it is right to use $585 as the Full Fare.

The bank payment that I received for the same period is $850 which include $60 referral rewards and $20 toll claim.

Instead, I was trying to use a different approach to work out the Total Sales which is much high than the Total Fares provided in Didi's email. Please note the $310 "Agreement to transport passenger at a discounted fare for the period (mm/yyyy)" is completely useless in this calculation and I am still not sure what the relationship it has. (I also logged another call asking Didi to clarify on that but they didn't reply)

Bank Payment Received $850

Didi Service Charges $176

Booking + Levy (Payment) $99

Booking + Levy (Deduction) $99

Toll Claim $20

Rewards $60

Calculated Full Fare $946=850+176+99-99-20-60

There is a big difference between my calculation result $946 and Didi provided amount $585.

I am very confused if I should use $946 that I calculated, or $585 provided by Didi as the Full Fare?

I will need to get this issue resolved a.s.a.p. so as to submit the BAS statement on time.

Many thanks

Car depreciation - recalculate effective life

Hello there,

I have a question about business car depreciation.

I bought new car on 1/4/2015 for $33,000 (GST inclusive) for personal use.

I started to work for Uber since 1/7/2018.

So there are 1187 days from 1/4/2015 to 1/7/2018

First calculate the net amount without GST

33000-3000=30000

Then I used the Prime Cost Method to calculate the opening adjusted value as of 1/7/2018.

30,000-30,000*(1187/365)*(100%/8 years)=17,805

Am I doing right?

If it is right, I have another question how to calculate the depreciation for period 1/7/2018 to 30/6/2019 as I don’t think I can use 8 years life cycle (car for private use) anymore due to the change of circumstance.

I can't work this out using the online calculator as it doesn't allow to enter a date "1/7/2018" of effective life change. It only allows to enter income Year to apply from.

Also, I don't think I can just change the effective life from 8 years to 4 years (car for Taxi) for remaining depreciations as 4 years should apply to a new car while my car has been depreciated for 1187 days already.

I am looking forward to advices from ATO community.

Thanks

Hi,

I have been consulting to various industries under my company (a PTY LTD company) for quite some time. I draw a monthly salary from my company. My company owns and maintains a company car for business purposes.

Consulting occupies most of my time with across a range of industries and clients, however to help during quieter periods between clients my plan was for the company to make better use of the car and set-up ridesharing under the companies name (with me as it's Director and the driver).

My salary would not change and I would not be claiming any personal expenses because my company would carry these expenses. The whole idea is a better use of the car and my time. However I was recently informed that the ATO would not allow my company to claim any of the vehicle related expenses before calculating the company tax liability at the end of the financial year and I must also set-up as a sole trader to do any ride-sharing.

I am very confused by this advice.
Uber Eats, Uber - Restaurant invoicing

Hi Ato,

I'm a cafe manager, and my query is in regards to ubereats's service fee and how they invoice our business. Each week they calculate the service fee payement of 35% of gross sales (Meal Price) on their platform, they deduct this, including Gst from our gross sales, then we are paid a net total each week. Yet on the ubereats's invoices to our business, it shows that the 35% service fee is being discounted, and the net total they charged our company for all intents and purposes is a lot less that the 35% service we pay them weekly. And would like to know if this is allowed;

For example in our payment summary:

A week in october we grossed $1,479.10 in sales, we were charged $517.82 in uber eats service fee, plus Gst on service fee and paid a net of $966.11. Yet on Uber eats invoicing for this exact week, the $517.82 service fee is discounted by -$359.44, to a net total of $158.38. My issue here is Uber eats is charging us the $517.82 for their service, yet their invoicing suggest they only charged us $158.38, thus my questions, is this practice legal? if i provided a service, charged a customer $80, then on the invoice discounted it to $20 for tax purposes yet still made my client pay $80 is that allowed? Shouldn't uber eats be invoicing our business for the $517.82 with no discount, or only charging us the $158.38 if they applied the discount. I'd like some clarification if this is legal, if so it suggests that Uber Eats is misreporting their income systemically across every invoice? Or if this is the wrong forum(apologies if so i'm really new to this) directed somewhere my query may be more appropiate.

Regards Brandon

Hi ATO,

Airbnb requires a host to set up under their individual name. However, that host can list multiple people's properties and potentially show a large income under their own account. When Airbnb reports income to ATO, does it show under the account holder's name or the actual property address and therefore property owners' name (person responsible for tax reporting)?

Thanks, Cindy.

Hello,

I am renting a two bedroom unit and I am the only person on the lease.

I have permission to sub-let the second bedoom.

If I sub-let out the second bedroom, do I need to pay tax on rent provided? The flatmate would only be contributing 60% towards the total weekly rent, and I wouldnt be making any profit. The reason the flatmate may be paying 60% instead of 50/50 split is because I have fully furnished the house so they would be using all my furniture (and like my most flatmates in the past have done, probably wrecking my furniture/not looking after it as carefully as I would) and the second bedroom is substantially larger than my current one.

Bills such as electricity and internet would be split equally between myself and the flatmate.

Thanks

This campaign encourages drivers to attract new customers and for each new customer registered (and subsequently used the service), he would get a small amount of money/bonus as referral fees. My question is does my friend need to pay GST for this amount? And if yes, can he claim any GST deductions for expenses occurred, such as printing promotional materials, related parking fees and gas?

Thank you for your help.

Can I claim 4,100km under my work related car expenses and another 2,500 km under ridesharing?

I need a clarification whether it is for each business activity (say I run 3 businesses using the car) or irrespective of number of busineses and work related, I could claim maximum 5,000km per car.

The following from ATO website. Does that mean my wife and I both can claim 5,000km per car doing our own businesses using a single car and not 5,000km for each separate business activities?

Where you and another joint owner use the car for separate income-producing purposes, you can each claim up to a maximum of 5,000 business kilometres.

https://www.ato.gov.au/individuals/income-and-deductions/deductions-you-can-claim/vehicle-and-travel-expenses/car-expenses/

Hi,
I’m currently renting a two bedroom unit. I have written approval from the landlord to sublet the second bedroom. I have sublet this room to a housemate. Do I need to declare my housemate’s rent, paid to me, as part of my income tax return? Given that I do not own the property?
I could only find references to landlords who own the property, not landlords like myself who are renting it and then subletting one bedroom.
Thank you

GST Registration for Private Transport Service

Hi,

I was wondering if I could gain some clarification regarding GST responsibilities for my situation:

I have registered for an ABN to provide private transport services (similar to taxis and Ubers) to a select few people; and I am not using Uber or any other similar platform, instead gaining business privately through word-of-mouth . In this case, would I still be liable to register and pay GST? All the info on the ATO website is directed towards people utilising ride-sharing platforms to gain business, not privately like I plan to.

Any and all advice would be greatly appreciated.

Thanks!

I don't have provision to declare my uber eats income

Hi,

I am a full time employee. 6 months before, I was having hard time so I drove ubereats delivery driver. That time , I don't have an ABN. Now, it's my time to file tax return. I found that without an ABN, I can't declare my ubereats income. Hence , I applied for an ABN. My ABN has been linked to my.gov account.

But the weirdest thing is I don't know how to declare my ubereats income. When I try to add to my income, it asks for payers name and ABN, which is not applicable for ubereats. As I applied for ABN income recently, it doesn't have any details about my past income. So if I apply without it, it's tax evading , which I don't want to do. But, I don't have an option to file a tax return with it. Any answers appriciated . Thanks

Dear ATO Team

Last October I bought an electric bicycle for delivering food orders as a sole trader. I have ridden more than 5,000 km so far according to the odometer. I also use the bicycle for personal use (for example riding to uni 6km return). According to this, I estimated it is 90% business use.

Can I claim a deduction for buying this asset, and maintenance expenses according to my calculations? Or, do I need more support? I know the rules for car expenses. But, how is it for electric bicycles?

Thanks

Paulina

Hello,

I have been chasing Uber for a few weeks now to get a tax invoice on a trip. As it is a business trip I need the invoice for my employer.

Typically I can download them but they have an error on their system where there is a day that invoices can't be downloaded - so I cannot get hold of it. They appear to be not doing a lot to resolve this matter.

My understanding is that businesses are required to issue Tax Invoices in a timely manner. Is there some sort of ATO complaints dept that I can lodge this with? I am spending hours chasing this up each week and end of the financial year is soon here and I need it sorted by then.

Thanks for your assistance.

Regards

D

It seems from all the threads on this topic that the only acceptable record-keeping to apportion costs of mobile phone plans is using voice calls. Is this correct? This seems unreasonable given that the largest cost of many plans these days is data usage, and there are workers (eg. On the Uber receipt there is 1/a Uber charge and2/ a service fee (toll fee or airport fee), are they both subject to GST? or just the Uber charge?

I am asking because sometimes on the normal taxi receipt, the GST is only applicable to the Cab charge not the service fee.( and I would like to know why?)

Thank you for your help!

Vaea

Airbnb in rented house

Hi There

We rented a property last year (2 bed 2 bath) and on agreement with the landlord, we rented out the spare room through AirBNB rather than getting a full time tenant.

Now we are trying to do our tax return but we don't know how to properly declare our AirBNB income, as all of the rental income/share economy sections only apply if you are the Owner of the house.

Is there any way to declare this income, so that we can pay the appropriate tax?

Do we fill out the forms as if we are the owner of the property for tax purposes?

Thanks!

Offset losses against Primary Income / GST Question

Hi All,

Just after a some information for my husband who drives for Uber Part time, and has a full-time standard salary role, if someone can provide some help that would be very much appreciated! He has kept a logbook for 3 months and has determined his business/personal use percentage.

1. He purchased a car to drive for Uber in Q2, can the GST component of the car purchase be put/claimed entirely in the Q2 BAS lodgement? All other costs we would figure the GST component gets input in the business quarter the cost is incurred in, but the car being a larger item just thought to check.

2. Can he offset his Uber business losses against his full-time salaried role come tax return time? At this stage he is on track to earn around 15-16k by EOFY, this would fail the assessable income test as per: https://www.ato.gov.au/business/non-commercial-losses/four-tests

However, this page also has a criteria for Part year trading - now, as my husband only started driving for Uber, and got his ABN in Q2 in October (Just moved back to cuntry), we would estimate had he started 3 months earlier, he would have easily met the 20k assessable income test based on the weekly/monthly revenue he has seen October till now. Is this, our reasonable estimate, enough merit to offset his business losses against his full-time salaried role?

Thank you in advance!

---------------

Part year trading

If you were in business for less than a year, or you stopped carrying on your business activity during the year, you can make a reasonable estimate of what your assessable income would have been for that full year. If that amount is greater than $20,000 then you are considered to have met the assessable income test.

Hi there

I'm earning some income from the sharing economy, specifically AirBnB, but have no other taxable income.

Not sure whether I need to lodge any tax return/s, and thinking of tax lodgement threshhold of $18,200.

Is AirBnB "rental" or "business" income ?

If business income, then tax return lodgment/s are required regardless of threshhold.

If rental income, is the income test for lodgement applied to Gross rental income (before expenses), OR Net rental income (after expenses).

This will determine whether I need to fill up the form/s and make the lodgement/s.

I'm really hoping to avoid this unnecessary irritant.

Reporting shared income from Airbnb listing

Hi,

My partner and I share the rent on a two bedroom apartmnent. This year we have been renting out our second room on Airbnb.

We share all income and expenses. Airbnb pays into a Paypal account in my name which in turn is paid into our joint bank account. However, the account listing itself is in my partner's name.

I'm unsure how we report this - in practical terms the income and expenses are shared 50/50. I'm aware that Airbnb shares data with the ATO and will likely indicate that my partner earned all of our rental income. I'm concerned that if we each report half the income (and half the expenses) as is the practical reality, then the ATO will catch her for underreporting.

Anyone have any guidance on this rather convoluted arrangement?

Thanks

Hello all,

I have a situation which is not the norm. I have an apartment that i was doing AirBnb for 2 months and stopped because I didn't like it.

The apartment is under my mum's and my name but the AirBnb was all handled by my husband, using his AirBnb account. So I'm filling out the rental income and it asked ownership percentage. Technically the apartment is 50% mum and 50% me but since my mum lives overseas (not residence). All the rent I had on Airbnb has been going to me only.

The bills are under my husband and my name if that makes any difference.

So how should i declare this income? At ownership fill in 100% since I'm making all the money

Fill in 50% but that would mean the other 50% isn't paid. Which doesn't seem right

I fill in 50% and my husband fills in 50%, this doesn't seem right as well since his name is not on the title

Could someone clarify this for me?

Thanks

Now he's planning to start a full-time job, but will continue to do Uber part-time.

Does it mean he will need a new log book, since the amount of his trips for Uber will significantly decrease? What is the best way to calculate the correct percentage of trips for business for the whole financial year?

Thank you very much in advance.

There are three components which I see when I download a tax summary from uber website. The three items are Fare break down, other income breakdown, and other potential deductions.

Also I have a ABN but never linked it with a uber eats account. The website does not allow me to link my ABN with my uber eats account unless my income is more than 75k. What should I do in this case ?

Regards,

Lava

Airbnb subletting - Do I have to divide income and expenses between leaseholders?

I live in a three bedroom house with two other people on the lease (a guarantor and a housemate). My housemate wants to move out and I would like to put the rooms on airbnb or similar website. My question is do I have to divide the income and expenses on my tax return with my guarantor and my soon to be ex-housemate's tax returns if they remain on the lease?

This ATO page https://www.ato.gov.au/Individuals/Tax-return/2017/In-detail/Publications/Rental-properties-2017/?page=4 is about the division of income and expenses according to legal interest in a rental property when it is owned by the income earner. This is what has me confused. Does this page also apply to a short term rental of a residential property that is leased by the earner of the income rather than owned?

Even if the real estate agent allows me to remove my housemate without adding an extra name in a lease transfer I would still have a guarantor on the lease who would have nothing to do with earning the airbnb income at all, does not live at the property and does not contribute towards rent. They don't even know of my intention to put the property on airbnb yet, although I suppose they would need to know come tax time if they had income to declare and expenses to deduct!

Also if I advertise all year and stay elsewhere whenever someone wants to rent the whole house - or if three separate people want three separate rooms at the same time - can I claim 100% of rent as an expense?

Thanks.

Buying a new car for Uber and prepare for instant asset write-off

Hi,

I am currently working as a part time Uber driver using my current old car. I understood that the small busienss instant asset write-off is now extended to 30 June 2019. (Please correct me if wrong).

I might consider buying a new car within FY19 to continuously work with Uber. I will only use one car for Uber so when I buy the new car I will stop using the old car for Uber.

My questions are:

1. I already had ABN and registered with GST. Do I have to get ACN for the instant asset write-off?

2. My understanding is that the $20,000 doesn't include GST. But if it will be a problem if the total car price (GST invlusive) over $20,000? Say, total car price is $21,500? This is because there are less options to buy a new sedan for pricing under $20,000.

3. I am currently keeping a logbook for my current car (for at least 12 weeks). Should I create another logbook for the new car, or I can use the same one?

4. If a new logbook is required and if I buy the new car from around May 2019 to the end of June 2019, can I keep the new logbook for 12 weeks from the date that it is first used for Uber (it will across two financial years, for example, I bought new car on 20 May 2019 and I start using it for Uber on 25 May 2019, and I keep a new logbook for 12 weeks since 25 May 2019) and am I still eligible to do instance asset write-off for FY19?

I look forward to your advises.

Thanks

I have been considering signing up for UberEATS only and doing this via a pushbike. I have a few questions which I have listed below which I am hoping I might be able to get some answers to. After doing some research on both the ATO community forum, information section of the ATO website (including the ‘working in the sharing economy’ information section), the general “interwebs” and previous experience these are the questions I feel I can’t find an answer to or am not confident in the answers that I found.

I am quite hesitant about delivering for UberEATS primarily from the sour taste that was left in my mouth from when I did Deliveroo, however the money, although not much, is enticing to me. The reason I am very hesitant about this is as a Deliveroo rider (pushbike) I was required to have an ABN, I tentatively signed up and earnt roughly (can’t remember exactly) $50 in total before my ABN was cancelled by the ATO because I don't require it as I should be considered an employee not a contractor. End of the financial year rolls around and log my BAS statement (which was confusing enough as it is) and ended up owing like $110 (or something to that effect) on top of my personal income, which I was quite shocked to find. I’m not sure why it was like that but you know, bit the bullet and did what I needed to do.

So please, any information/help relating to the subject on tax relating to the shared economy would be super helpful as a lot of the information on the internet is here say (I feel).

Do I need an ABN if I'm doing UberEATS via pushbike only?

How do I know if I am "carrying on an enterprise"? Is this if I am earning over $75,000p/y? If so is this inclusive of my full-time job income where tax is deducted by default?

Do I need to Register for GST if I'm only using the UberEATS application and no intention of providing any other billable services to users/clients?

Will I need to lodge a BAS if I don't require an ABN? If not, how should I be lodging this? Via my personal tax return?

Will my full-time job income affect how much tax I have to pay relating to both my UberEATS part time job and my full-time job? As an example, let’s say I earn $55,000 per year at my full-time job, and I then earn say $5,000 at UberEATS over the course of the finical year. Will I still have to pay additional tax on top of that or does this fall into the "Tax Free Thresh hold" of $18,200 (I believe)?

Following on from the above example let’s say I earn $37,000 per year (being in the first bracket I begin to pay tax in) and I earn $5,000 via UberEATS. Will this push me into the next tax bracket? If so will I have to make up the difference in the tax already paid on my full-time income?

If my full-time job pays me $74,000 per year and I earn $5,000 per year, am I still required to apply for an ABN as money earned via UberEATS was only $5,000 but my total income (inclusive of my full-time job) would have tipped over the $75,000 thresh hold?

As a pushbike rider delivering only UberEATS is there anything special I need to know considering I won't fall under the "Ride-Sourcing" catagory I belive?

As a pushbike rider am I required to keep a log book of KM's travelled as proof should I require new tires/tubes or other wear/tear and maintenance on the bike for claiming on tax?

If I claim something for my full-time job such as mobile phone use (Which I do) am I also able to claim a portion of that for UberEATS?

As a guide how much (percentage wise) do you/anyone feel I should be putting aside for tax per paid delivery?

Is there anything else I should know before jumping into this?

Once again thank you for your help and taking the time to read this. 😊 If I have any more questions I’ll post them in the comments section.

Kind regards,

Tristan

EDIT: Added number listing

Paying tax as Uber Eats Driver

I worked as Uber Eats driver last year for 2 months only (Sept-Oct 2017). I could not register for ABN that time. Now I have just registered for ABN and it is linked to my tax account. Can someone advice me on following three points?

1- If I have earned around $ 1700 during whole financial year as Uber Eats then how much tax I have to pay?

2- Do I simply have to pay tax amount using my online tax account and it will automatically adjusted in final tax return?

3- Before working as Uber Eats Driver, I was working with an organisation on casual basis. Because I worked as casual staff and not getting enough earning, I started Uber Eats. Now I am working as a full time employee and not continuing Uber Eats. How will it effect tax due for Uber Eats?

Appreciate if someone guide me on above three points.

UberEats

Hello,

I am a bookkeeper for a restaurant that uses UberEats. UberEats are not registered for GST as they are a foreign entity. They charge 35% on orders and deliveries. I understand that GST is paid by the customer to the restaurant via UberEats (who do not collect or pay the GST), but am confused as to why there is VAT withheld on the UberEats statement to the restaurant. Are UberEats entitled to deduct VAT from the payments received from customers before passing them on to the restaurant? I would have thought they should pay the VAT out of the 35% fee they received. If they are entitled to withhold VAT, how do I account for this in the accounting system used by my client? I am quite confused by this and would really appreciate any help provided!

Thanks,

Theresa

Hi there,

As an Uber driver, am I right to say that simplified depreciation rules (instant asset write-off for vehicles under $20,000, and pooled assets for vehicles over $20,000) is only applicable if I purchase a vehicle after starting to driver for Uber? Which means, if I already owned a car before starting driving for Uber, I can only apply general depreciation rules (prime cost or diminishing value methods)? Is my understanding correct?

Also, if I purchased a car after starting to drive for Uber, can I still use the general depreciation rules (prime cost or diminishing value methods), or I must use simplified depreciation rules (instant asset write-off for vehicles under $20,000, and pooled assets for vehicles over $20,000)?

Thanks

I have a question about tax invoices.

Specifically invoices from uber eats.
When I place an order, the amount I'm charged is correct to the amount on the order. You also receive an email 'receipt'. Though the receipt is just an email with the total charge. It doesn't list the gst or abn.

When you log in to uber and click on download tax invoice. The invoice generated is almost always a couple dollars less than what was paid.

What obligations does a company have to issue a correct tax invoice and who do I follow this up with.
I've approached the company regarding several invoice discrepancies. They attempted to fix one but not the rest and the one they fixed no longer broke down the costs into food and delivery as the original one did.

What is the best way to account for the GST adjustment for Uber Eats statements?

For example, a regular statement has the following:

Food Sales (including GST) - Standard

Price Adjustment (including GST) - Standard

Uber Fee (including GST) - Standard

GST adjustment - this amount (according to Uber) and can be over $200 per statement relates to "GST charged by Uber, NOT paid to the driver because he/she IS NOT registered for GST. Therefore Uber is giving this money to the franchisee/business that supplied the food for them to pay back to the ATO as it is purely a GST element".

2 x questions - why aren't the Uber drivers registered for GST and why don't Uber pay the GST withheld directly to the ATO.

Does anyone have a simple answer on how to report/record this GST in MYOB?

Dear ATO Coummunity,

I know that if I rent out my home via Airbnb , I don't have to charge and pay GST for the rent collected, because the rental income will be input-taxed.

However, my question is that what if I lease out , say , 10 to 20 aparments from individual landloards across Sydney, and start renting all them out to Tourist via Airbnb, in this instance , I think I am carrying on a business , what will be the tax consquence ?

Do I need to Charge GST on the rental income ? I know i will not be able to claim any GST credit on the rental payment I make to the landloard since these are input-taxed.

Thank you very much for your help.

Regards,

Ranma
