Hello, I am moving out of my principal place of residence to move into a house closer to my children's school. I intend to move back to my principle residence after my children finish school in 3 year's time. While I am living away from my principle residence, I intend to rent out part of my house through Airbnb or stayz. Can I qualify for the 6 year exemption rule where I won't lose my CGT free status if I were to sell my home within 6 years? Does the ATO treat Air BNB just the same as renting out my home to a family in the traditional way? I will declaring all Air BNB income to the tax office. Thank you.

Yes, because it is still just residential rent.

Yes, the six-year rule still applies if you use the property for Airbnb/short-term holiday rental as if you more traditionally rented the property out.


This is because it's about when the home is used to produce income. There are no specific details on how it is used to produce income to meet that, just that it does.

Thank you for your reply. It is helpful for me to know that as far as the ATO is concerned, Airbnb and short term holiday rentals are treated the same way as traditional rentals with regards to the 6 year rule.
