Hi I'm just wondering if there was 2 married couples that purchased a home to renovate and then rent out to different people (as in air b n b type).


They want apply for a business name -


  • do they need to form a partnership as industry type
  • Do they need an abn number
  • Are they required to lodge a partnership return
  • Is it carrying out a business in the ATO eyes?

ABN not applicable, because residential rental it is not a business.


Best to do as a partnership where other people are involved, but this still does not make it a business.


The tax cases show that you need a lot of properties before you have any chance of qualifying as a business of residential rental.
