I am planning to purchase a residential property consisting of six units under a single title. After the purchase, I intend to subdivide (or strata title) the property into six individual units and sell them separately.

I do not plan to undertake any construction or make changes to the existing buildings—only to change the title structure.

Could you please advise whether GST would apply to the sale of these individual units?

"Existing residential property is residential property that is not new residential property.

You can't claim GST credits for anything you purchase when selling existing residential property and you're not liable for GST on the sale."
