My daughter's husband abandoned her and their children leaving her without a roof over their heads. She applied for housing but was advised she had an 18 year wait. As she could not afford to maintain the rent where she was, I bought a house in the area so they could remain there until the children finished school. The idea at the time was to charge her rent however, with one severely disabled child to support, she could not afford to pay me so I let her stay there rent free while I also assist her financially. I am 75, retired and living off a pension. Under the circumstances of receiving zero rental income, am I able to claim any deductible expenses such as insurance or repairs and what are my tax obligations with respect to Capital Gains when I sell.
