The SMSF has only one member (me), and I want to sell a property held by the SMSF. Will the sale be exempt from CGT if the fund is in pension phase?
If there is no CGT tax, is there a time frame the fund needs to be in Pension phase (e.g. 12 months) before the sale to be exempt?

Yes - as long as the SMSF is allowed to use segregated method, and you have passed a condition of release before stating the pension.
