Hello ATO Community,


I've got a question regarding my Airbnb business. I'm aware that the income I receive from Airbnb isn't subject to GST. However, I'm not sure about the GST I've paid on operational expenses like cleaning services, buying supplies, and repairs. Is it possible to claim those GST with expenses?

Hello @AnnaZ,


As Airbnb income is considered residential rent and GST is not applied. This also means that you can not claim GST on the expenses for that rental. This situation changes if you are renting out a commercial residential premises.

Hi, Teddy. What if a company purchased a residential house and rents it out on Airbnb, as well as leases it to a local wedding company during wedding seasons, would the Airbnb income be subject to GST?"

I’ll give it a go - Usually, residential rent, including Airbnb income, isn’t subject to GST but things get a bit tricky if the company is running it like a business rather than just renting out a home.


Since they’re also leasing the property to a wedding company, that part could be treated as commercial use, meaning GST might apply to that income especially if the company is registered for GST.


To be sure, it’s best to check with a tax expert. You can also read up on the Airbnb and GST rules.
