Hi, is there a minimum period in months that a property has to be actively rented or advertised for rent to be able to claim negative gearing deductions? or do you just apportion your costs v income depending on how many months rented out for e.g 3 months of rental therefire 3 months of interest/body corporate etc.

You can only claim expenses as a deduction if the expenses are incurred during the exact periods that the property is rented/available.
