We have a retail lease. The property manager just invoiced us for our share of the Landlord's insurance renewal (20% as it covers multiple adjacent properties). The original invoice issued to the Landlord included GST on the premium and GST on the broker fee but there is a Stamp Duty cost which does not attract GST. However, the property manager has issued us an invoice which includes GST for the entirety of our 20% share - i.e. GST on the premium, the broker fee AND the stamp duty. Is this correct??

Yes it’s correct. The property manager is “on charging” the expenses when this happens any expense that was initially GST-free is no longer GST- free when it’s passed on.


The business passing the expense on, and GST registered, they are required to add GST.
