Hi everyone,

hope someone can offer me some advice on this.


My husband and I are currently in the process of setting up an airbnb. The property will be solely used for this purpose and it's only my husband's name on the title so all income generated by the property will come under his income.


I think we are pretty clear on all the things we can claim once the property is up and running such as cleaning, fees, insurance, maintenance etc, however what I am unsure of is the following:


What can we claim in relation to setting up the property - so far I have the following categories - which of these (if any) can we claim and if we can claim, how should I categorise them to make life easier for our accountant?


  • Renovations - new carpets, painting, new locks
  • Maintenance - Plumbing upgrades
  • Appliances - new fridge, new dryer, coffee machine, toaster, kettle
  • Furniture - New beds, mattresses, sofas, bedside tables, outdoor furniture etc
  • Soft furnishings - Duvets, pillows, mattress protectors, cushions, throws etc
  • Kitchen related - eg dinner ware, cutlery, pots, pans
  • Artwork & framing
  • Guest Anemities - shampoos, conditioners, soaps, cleaning, coffees, teas
  • Meeting local Regulations - Fire extinguisher, fire blanket, property signage

You should be asking your accountant,

but briefly, all you need to do is provide all documents so that accountant can allocate properly.
