After owning my rental property for 10 years I had to replace all colourbond sheeting and all gutters which were leaking/rusted through. I assume this will be a capital works deduction over 40y or can I claim at least a part as a repair as most of the replacement was needed? Also is there any scrapping value for the roof sheets and gutters that were replaced which I can deduct this year as I no longer hold it? Thanks
Hi @JWJ,
Your assumption is spot on!
Replacing a whole roof falls into the capital works category. Let's say you were going to replace only a section of it, then you could look at claiming the deduction as a repair immediately. Keep in mind, you'll need to meet the eligibility criteria to claim the expense.
I'm not sure what you mean by 'scrapping value'. Are you referring to the removal of the old roof sheets and gutters?
