I was speaking to friends over the weekend and said that I thought I would sell my home in about five years time and move into a unit. By that stage I will be in my mid 70s and ready to downsize. In the conversation I also mentioned that I have one room in my four bedroom home on AirBnB, and that I have had a few guests of late. I am here when I have AirBnB guests staying. This is my primary residence and only home. One friend said that I would have to pay GST when I sell, and then I need to be moving in and out of my home, when people are here, to avoid GST. That seems a little weird to me and thought I would check it out.

Just to clarify you were talking about CGT not GST?


If so, your friend is right. If you rent out part of your home on Airbnb, you'll pay capital gains tax (CGT) on the sale proceeds according to the portion of the property you have rented out.


You won't be entitled to the full main residence exemption from CGT. You can read more about this on our using your home for rental or business purposes page.

Hi Wendy

Is there any time limit on having to pay the GCT?

For example if you AirBNB a room in your house while you are living it in, but then stop doing AirBNB and keep living in it, are you CGT exempt if you sell your house more than 5 years later? More than 10 years later?

Or do you still have to pay CGT no matter when you sell it, but the amount just gets smaller as your AirBNB time becomes a smaller percentage of your time owning the house?
