I was reading The Board of Taxation's report from 2017 on the sharing economy and noticed Airbnb's fall into this category. The way the report describes the sharing economy makes me think that an Airbnb is classified as a business and not rental. However, most information on the ATO Community and speaking to tax agents state that this is rental income. Is there a precedent on how many days this needs to be rented out for it to be considered a rental or the way the Airbnb is being managed i.e. not like a rental property and more of a short stay.

Not unless you own many rental properties.
