Am I an enterprise if I rented out the original house and land for 5 years and then decided to subdivide, build duplexes (2 dwellings), and sell while they are still considered new dwellings (less than 5 years)?

Any activity commercial in nature is an enterprise. Constructing and selling new residential property for profit would be considered an enterprise.
