I recently purchased a property to rent. Settlement was 21.06.2024. Date advertised for rent was 28.06.2024. The property is in another state. The mortgage is buy to let. I found a tenant in August. Prior to settlement and mortgage approval I was required to pay pest control fees, complete a service report for a swimming pool, complete a flood and pressure test for a water leak and pay landlord building insurance. I also paid a portion of council tax for the financial year. The costs were c. $3.5k and were paid in May and June (prior to 28.06.2024). I would like to understand whether I can claim these costs in my 2023-2024 tax return or do they get added to the cost base as they were paid before the property was advertised for rent. Thank you
