I'm a foreign resident selling an investment property. I am in the process of applying for a Variation Certificate to reduce the 15% CGT withholding. I am unsure which costs I can include under the the sections called "ownership costs" and "improvement costs".

  • For example under ownership costs can I include: interest expenses on the mortgage paid over the years? quarterly strata fees? water corp expenses? insurances? land tax?
  • Under Improvement costs can I include: specifc costs related to wear and tear on my apartment such as replacement of carpets? replacement of hot water system? AND/OR one off common area maintenance to the building such as swimming pool repairs

You say investment property. Does that mean you were receiving rent from it? If so, none of your ownership costs can be included as these are tax deductible. See cost base of assets for information on ownership costs.(element 3)

Improvements are capital improvements (element 4) but any depreciation that could be claimed as a tax deduction can't be included
