I'm a foreign resident selling an investment property. I am in the process of applying for a Variation Certificate to reduce the 15% CGT withholding. I am unsure which costs I can include under the the sections called "ownership costs" and "improvement costs".
- For example under ownership costs can I include: interest expenses on the mortgage paid over the years? quarterly strata fees? water corp expenses? insurances? land tax?
- Under Improvement costs can I include: specifc costs related to wear and tear on my apartment such as replacement of carpets? replacement of hot water system? AND/OR one off common area maintenance to the building such as swimming pool repairs
