Property, NSW

Context- I'm to inherit a property in NSW. My mum passed away 18 months ago. My brother and I have decided we will not sell within the 2 years and have only decided last week to put the property into both our names. Future of the property undetermined.


  1. For future CGT purposes should the valuation of the property be from death or from inheritance of the property? (18months afterwards). Yes, we've taken a long time to make no decisions.
  2. How many valuations of the property are required.

If this was your mum's main residence then until a CGT event occurs there is no easy answer. CGT event occurs once you dispose of your share of the property. . See guidelines.

However, it is not the date you took ownership of the property. It will be either date of death or another date depending on your use of the property. For example if you live in the property for a period then rent out the cost base will be the market value of the property when first rented.
