My question relates to the purchase of a property which has tenants. We will have tenants occupying the property at settlement and will then give them notice so we can move in as use the property as our primary place of residence (so probably occupy property within 60-90 days of settlement)
If we do any maintenance or repairs during the tenancy can we claim this as a deduction? Our accountant mentioned something about not within 12 months of purchase but I cannot find anything like that when searching. He may be referring to capital works perhaps?
