  • In April we bought our first home which was eligible for the first home buyers concession.
  • The existing tenants are currently building and were set to leave 5 months after settlement.
  • The tennant's building has been delayed (1-3mo) due to building supply shortages
  • There is a ~0.01% rental vacancy currently in the Sunshine Coast, making it near impossible to find rentals.
  • We are currently renting and can stay as long as neededOur preference would be to not make the current tenants homeless but this would mean we are required to pay the stamp duty.In the ideal world, this could be extended to 1 year on compassionate grounds and everyone would be happy.Is this possible, and if so, how can I navigate this issue?https://www.qld.gov.au/housing/buying-owning-home/advice-buying-home/transfer-duty/how-much-you-will-pay/concessions-on-transfer-duty/concessions-for-homes/first-home-concession"Any existing tenants must move out when their lease expires or within 6 months of settlement, whichever is the earlier, for you to stay eligible for the concession. This would be a question that you need to ask your state government as stamp duty is looked after by them.
