Have a client with a rental property. The property has 2 side and one back fence - as do the majority of residential properties. One side fence was falling down and had to be pulled down and a new one put up. The other 2 remaining fences were ok. Is the new side fence a repair as it is not a replacement of the total boundary fencing or is it capital works?

The replacement of one side of the fence would be classed as a repair and your client can claim an immediate deduction for the expense.
If they were to replace all sides of the boundary fence then it would be classed as Capital works you can find more information under "Rental expenses you can claim"
