Hi, We are moving (sea change) and considering setting up an SMSF. We will be turning our current home into an investment property when we move and rent it out. My question is can our current property once rented out, come under our SMSF? We have a mortgage against our current home also. Does the SMSF buy our property from us or how does it work?

Unfortunately, this idea will not fly.

SMSF cannot acquire assets from members/associates unless business real property, listed shares, etc.

SMSF cannot acquire residential property from members/associates under any circumstances.
