If I own an investment property and would like to rent the property out as full furnished, but I choose to rent the furniture from a business instead of buying furniture, is the rental expense a deduction that can be claimed at tax time?

Furniture is looked at as a depreciatring asset, in order to be claimed as a depreciable item, it must be new and you incurred the cost. If you're renting out 2nd hand furniture then you wont be able to depreciate the items or claim the expense.
The legislation on 2nd hand items changed from 1 July 2017.
