As a manager for a few owner's properties that are AIR BNB, my company is GST registered. Do I charge the owner my management fee which is a percentage of the rental accommodation fee plus GST, or is it exempt? Also, I often do the cleaning and charge a fee is this GST applicable? And what if I outsource the cleaning and charge the owner this expense with a small margin do I charge GST on the cleaning fee to the owners? Most cleaners are not GST registered, but what happens when they are?


Or are these fees/charges billed to the owner GST-exempt but reported for taxation purposes as GST-free income?

It's likely your management fees are a taxable supply where you'd charge GST however, we can't confirm without knowing more about the situation. You can read more about taxable sales on our website to help you work it out.


You'd charge GST on top of your cleaning fee. It's not a GST-free service. Another cleaner that's registered for GST would also charge GST on top of their fees.
