We moved into our investment property 6 months into the financial year. I see I enter the dates for number of weeks available for rent but do I enter full year costs of strata and council or 50pc of costs. Concerned if I enter 6 months of costs the app will just further reduce the 6 months of costs by 50 pc.

Hi @Champo,


You can only claim for expenses for the period that you were genuinely had it available to rent.


So, you do need to apportion the rental expenses as you only used the property for rent part of the year and now using it for private purposes the remainder.


Please have a read of our page on rental expenses and refer to example 9 Rental expense x portion of year = deductible amount.
