Hi I am planning to rentvest, which I will move to rent somewhere else close to my kids' school and rent out my property/main residence (currently I already lived here for 12 months). I am not planning to buy another main residence property while I am renting and I will still treat this property as my main residence. During the period of renting out my main residence, can I still treat this property as a rental property where all repairs, renovations are tax deductible? I am planning to move back to this property within 6 years of moving (so exempt from CGT). please clarify what I can and what I can't claim?

Yes, but no Div 40 depn can only be claimed on depn assets installed after property was made available for rent.
