Dear ATO,


I am in desperate need of your assistance in completing a one-time registration. I have owned a property since 2019 and I am required to submit the vacancy tax return through the online service for foreign investor. Despite numerous attempts, I have been unsuccessful in my endeavors as it keeps displaying an error message stating that the information cannot be found.


I have made multiple registration attempts, but it continuously prompts me for a one-time registration.


Could you please guide me on how to successfully complete the one-time registration? I am feeling extremely stressed about this matter.


Your help would be greatly appreciated.

Hopefully we can get you sorted here.


First things first have you created your myGovID?


  1. If not create a myGovID
  2. You'll then need to sign into online services for foreign investors
  3. From here you need to add yourself as a foreign investor by adding a record.
  4. You'll then confirm your record by answering some personal questions
  5. Next you need to complete the foreign investor registration
  6. Once you've done this one-time registration, you'll be able to access online services for foreign investors

  2. You'll then need to sign into online services for foreign investors
  3. From here you need to add yourself as a foreign investor by adding a record.
  4. You'll then confirm your record by answering some personal questions
  5. Next you need to complete the foreign investor registration
  6. Once you've done this one-time registration, you'll be able to access online services for foreign investors

I am unable to complete the registration process, as it keeps failing. This has been a very stressful experience for me. I wanted to submit my vacancy fee return on time, but unfortunately, I couldn't. A staff member from ATO informed me that there are known issues with the system, and I will be contacted once these issues are resolved. They advised me not to register again. I have already submitted a request for a vacancy fee waiver for my property, as it has been occupied for more than 183 days. I am just curious about when I will receive a decision on the waiver? thanks
