Yes, you can purchase an investment property through your SMSF at market value and rent it out to a non-member/ a person not related to the fund given:
- the purchase is made at market value, and
- the rental arrangement is maintained at an arm's length basis.
To make sure everything is done correctly, I'd highly encourage seeing a registered tax agent or financial advisor that specialises in SMSF and property investments.
