I currently own a rental property which was purchased 10 years ago. I wish to knock this property down as it is old and build 3 new villa's and then rent all 3 villas out. Am I able to still claim negative gearing and CGT seeing I purchased the current property/land prior to Budget night?

These are proposed changes, so for now it's all guesswork. Wait for legislation for definitions.
I'm aware they are proposed changes. If the proposed changes were approved by parliament, what would be the outcome?

The measures announced in the 2026 Federal Budget are not yet law. It's too early for us to be able to comment, but you can read more about the proposed changes in the 2026-27 Budget papers.
